Your appreciation rates are based on what?
We are using Colorado's historical real estate appreciation rates in our algorithms. We excluded 2020/2021 from our returns. The Vail area rates are higher and we expect this trend to continue for a number of reasons. There has been a shift towards mountain properties from other vacation areas. This is because of climate changes especially in the summer. The lifestyle associated with mountain communities is trending higher also.
Why is it harder for me as owner operator DIY to earn the same rates and revenue?
